Added to the APR automatically, so leave them out: FHA upfront MIP, the VA funding fee, and monthly mortgage insurance (MIP or PMI).
Not part of the APR: title insurance, closing attorney, appraisal, credit report, survey, recording fees, transfer tax, homeowners insurance and escrow deposits.
Lenders also count prepaid interest, so the APR on a Loan Estimate may run a few hundredths higher.

FHA annual MIP uses the 2026 HUD table (0.55% over 95% loan-to-value, 0.50% at or under; higher for loans above $726,200) and is figured on the starting loan balance. Biweekly results assume half the monthly principal and interest paid every two weeks, applied as received. Check the county loan limit for the loan type; FHA minimum down assumes a 580+ credit score, and the 3% conventional minimum applies to first-time buyer programs (otherwise 5%).

How we got there
Your sale
Closing costs cover title, attorney, transfer tax and recording, as a % of price. Monthly cost to hold is the seller's mortgage, taxes, insurance and utilities while waiting to close.

Estimates only. Confirm rates, points, fees and incentive rules with the buyer's lender and the builder. Seller contribution limits used: FHA 6% of price; VA 4% (lenders may treat normal closing costs separately, so VA can allow more); conventional 3% under 10% down, 6% from 10–25% down, 9% at 25% or more. Price reductions don't count toward these limits. FHA annual MIP is 0.55% under 5% down and 0.50% at 5% or more. VA funding fee assumes first use; buyers with a service-connected disability are usually exempt.
